The PEGS ESG Framework

ESG-900: a 900-point standard for the sustainability of a single asset.

Most ESG frameworks measure companies. The PEGS ESG Framework measures assets — one building, one score, on evidence. ESG-900 v1.0 is a structured 900-point methodology: 3 pillars, 15 parameters, 44 indicators, applied identically to every asset it assesses.

Each pillar carries 300 points. Each parameter carries 60 points, and every indicator within a parameter carries an equal share of those 60 — an equal-weight doctrine that gives every asset the same consistent, transparent scoring structure.

The Planetary Doctrine

Geography, climate zone, jurisdiction, and local market practice are context — and context may explain performance, but it may never change the score. A Platinum asset in Mumbai and a Platinum asset anywhere else have met the same bar. That is the Planetary Doctrine, and it is what makes a PEGS score comparable across any border.

From indication to certification

One methodology. Three levels of verification.

The methodology never changes between tiers — what changes is the depth of data and verification behind the score. Every published score discloses both together: the band and the tier, always.

Indication

A structured estimate delivered monthly with zero input required. Included with onboarding.

Refreshed monthly
Basic Assessment

A score on at least 30% actual or owner-verified data, with mandatory signoff by a certified PEGS assessor.

Valid 12 months
Certification

A score on at least 70% actual or independently verifiable data — certified assessor plus an independent assurance provider.

Valid 5 years · annual check-in

A band is always disclosed with its tier — "PEGS Gold — Basic Assessment", never "PEGS Gold" alone. Where assurance is engaged, the assurance level is disclosed too.

Evidence classes

Every data point behind a score is classified by how it was verified — from independent third-party measurement, through actual measured data, owner-verified documents, and independent professional estimates, down to inferred estimates and self-declarations. Higher tiers require stronger evidence. The full evidence hierarchy is published in the Framework Whitepaper.

Assurance

At Certification tier, third-party assurance is engaged under ISAE 3000 (Revised): PEGS Limited Assurance (a negative-form conclusion) or PEGS Reasonable Assurance (a positive-form conclusion, with ISAE 3410 applied to GHG indicators).

Who governs the standard

A standard is only as strong as its governance.

The PEGS ESG Framework is governed by five separate bodies, so that no single desk writes the methodology, applies it, certifies against it, and hears the appeals.

Board of Standards
Owns the methodology — evaluates, approves, and publishes every version.
Methodology Team
Develops and maintains the framework under the Board's authority.
Certification Committee
Oversees certification decisions and assessor conduct.
Independent Appeals Body
Hears disputes and appeals, independent of the certifying line.
Advisory Board
External counsel to the framework's direction.

The framework is versioned — the current published version is ESG-900 v1.0 — and every score is permanently bound to the version it was assessed under. Methodology changes are published; they are never applied silently.

Interoperability, not equivalence

Built to work with the frameworks you already report under.

PEGS does not replace disclosure frameworks — it feeds them. An asset-level PEGS assessment produces structured evidence that supports reporting under the recognised international and Indian frameworks.

Alignment means interoperability — PEGS indicators map to these frameworks' requirements. It does not mean equivalence: a PEGS score is not a GRESB rating, a BRSR filing, or an ISSB disclosure, and we will never present it as one.
