Three Pillars of Assessment

Each pillar carries 300 points across 5 parameters. Every parameter is scored on 60 points and measured through a set of specific indicators.

How to read the parameter codes

Codes carry three pieces of information: pillar (E / S / G), material category (M…), and indicator count suffix. For example:

EMEC4 = Environmental Material → Energy Consumption → 4 indicators (sum to 60 points)

Methodology version: ESG-900 v2.0. Indicator weights are variable within a parameter (sum to 60), not uniform. Full register and indicator weights are documented in our developer reference.

How do I get started with PEGS ESG scoring?

Every PEGS ESG engagement begins with asset onboarding. Onboarding registers your property in the PEGS framework, captures the foundational data, and unlocks the three assessment tiers — Indication, Assessment, and Certification.

How is the 900-point score calculated?

PEGS distributes 900 points across three pillars — Environmental (300), Social (300), and Governance (300). Each pillar has 5 parameters worth 60 points each, for 15 parameters and 44 underlying indicators in total.

This granular structure means a single weak parameter shows up as an actionable line item rather than disappearing into a single headline number. A building strong on Environment but weak on Governance gets an honest, decomposed score — not a misleading aggregate.

What is the difference between PEGS Indication, Assessment, and Certification?

PEGS ESG Indication is the founder-reviewed, AI-estimated baseline included with asset onboarding. It uses questionnaire inputs and publicly available data to position your asset on the 900-point framework.

PEGS ESG Assessment is the paid, in-depth tier — annual with quarterly sub-assessments, requiring at least 30% actual operational data (utility bills, occupancy records, sensor feeds).

PEGS ESG Certification is the premium tier with a five-year validity, requiring at least 70% actual data with 90–95% confidence — suitable for institutional disclosure, ESG-linked lending, and regulator-grade documentation.

Are PEGS scores recognised by international frameworks?

PEGS Standards are independently developed and referenced against GRI, BRSR (SEBI), TCFD, GRESB, LEED, and BREEAM. PEGS scores are intelligible to global institutional investors while remaining purpose-built for the Indian context — monsoon resilience, tropical thermal comfort, and Indian housing-society ownership structures factor into the framework directly.

We do not modify PEGS Standards for regional or local variation; the same scoring rules apply nationally.

What data do I need to provide to begin onboarding?

For the Indication tier (bundled with onboarding): the asset''s location, approximate built-up area, building type (residential / commercial / mixed-use), and a short questionnaire. We estimate the rest using AI and publicly available data sources.

For Assessment or Certification: we will share a structured intake form covering utility bills, occupancy records, water and waste flows, and operational data once you confirm.

How does PEGS protect the integrity of the score?

Every input data point is time-stamped. Certification-tier scores are anchored as cryptographic hashes on BASTION, PEGS'' permissioned Hyperledger Fabric blockchain hosted in AWS Mumbai (India-sovereign, DPDP-compliant).

On-chain we store only SHA-256 hashes — never personal data, never the underlying documents. Anyone with the original file can verify the score''s provenance without ever needing access to the source data itself.

Does my PEGS ESG score affect loan rates?

It can. PEGS is building a partner network of NBFCs and banks that price loans against verified ESG performance — better scores can translate to better rates and improved loan-to-value terms.

The first lender partnerships go live alongside My Estatez. Indicative tier benefits are listed on the Rewards page; concrete rate sheets are shared with PEGS Club members during enrolment.
